    A four-level system, not a decimal one

    A ropani is sixteen aana; an aana is four paisa; a paisa is four daam. Each step is a quarter or a sixteenth, so a hill-district lalpurja states area as a four-part figure such as "0-6-2-1" — zero ropani, six aana, two paisa, one daam. There is no decimal point anywhere in the system, and treating the parts as decimal digits produces an area that can be wrong by an order of magnitude.

    The aana is the unit that matters commercially in Kathmandu, Lalitpur and Bhaktapur: at 31.79 m² it is close to the granularity at which urban plots are actually traded, and property advertisements are almost always priced per aana rather than per ropani.

    Hills versus Terai

    Nepal runs two legally operative land systems in parallel. Hill and valley districts register in ropani–aana–paisa–daam; the Terai plains register in bigha–kattha–dhur inherited from North Indian revenue practice. A single family can hold land under both, with no conversion printed on either certificate.

    The two systems are not close in scale: a Terai bigha (6,772.63 m²) is more than thirteen ropani. Any spreadsheet mixing hill and plains holdings has to normalise to square metres before totals mean anything, and the district on the lalpurja — not the owner's address — determines which system applies.

    Why the ropani survives urbanisation

    Kathmandu Valley has urbanised faster than almost any comparable South Asian city region, yet the ropani has not been displaced. Municipal building bylaws express minimum plot sizes, ground coverage and setbacks in aana, banks underwrite against aana-denominated valuations, and brokers quote per-aana rates by neighbourhood.

    The practical consequence is that a foreign buyer or a diaspora investor working in square feet is always translating, and the translation is worth getting right: at Kathmandu prices, a single aana is a large sum, and a misplaced paisa is not a rounding error.

    Converting for documents and finance

    Land Revenue Offices in Nepal now issue digitised parcel data with square-metre areas, and mortgage and tax filings increasingly require the metric figure. Keep both: the traditional four-part figure identifies the parcel in the historical record, the metric area is what a lender or a court will compute against.

    When converting, work from the whole four-part figure at once rather than converting each level and adding rounded results. Converting daam-by-daam and summing is the usual source of a small, persistent discrepancy between a buyer's and a seller's stated areas.

    Hill terrain and the aana below it
